    How to set the Offer Price

     You are buying a home and have spent time on the internet..spent time riding around with your Real Estate Agent/Realtor and you have found the perfect home. Now is the time to make an offer!! Where do you start? You do not want to overpay and be upside down and you don't want offer a ridiculous offer and offend the seller. Here are things to consider when deciding what to offer with your Real Estate Agent/Realtor.

    Sold Comparable Properties (with in the last 6 months and with in a mile radius)

    - Make your offer lower or comparable to what the recent homes sold for. It's a great place to start to begin the negotiating process. This is also what your lenders appraiser will be looking at.

    Absorption Rate

    - Are houses selling in this particular subdivision? Take the number of homes for sale in this area and divide it by the number of homes that have sold. The number this yields will show you how many months it will take to be absorbed. (Numbers under 6 is good for the buyer. A higher number shows houses are not moving quickly)

    Real Estate Agent/Realtor Advice

    - If your Agent is Good (if you chose correctly you have no problem) then you need to rely on your Realtor for insight. He/she does this full time, knows the business and will shoot straight.

    Sellers Goal

    - Sometimes sellers want to get rid of a home quickly and put their house on the market to test the waters in order to see what they might be able to get for their house. Look for signs that may show the the seller needs to deal quickly. Vacant house..description states bring all offers...motivated seller.

    Your Goals 

    - Throughout the looking phase you are going to see homes being put under contract days after being on the market. Some of these you may have put on offer in and lost out. That does not feel good. You will also see homes  on the stuck on the market for many months. Your number one goal when thinking about an offer price is to NOT become emotional and make a quick, tired or confused decision about a home.     Buying a house..10 things to Consider!!!

    10 STRONG Suggestions when buying a house!!

    1. Make sure you will be there for at least 3 years
    If you think, or know, that you will not be staying in that house for more than a year or two, buying a house is a waste of time. Buying and selling a house costs money, and in the end, you will probably lose money. There are real estate commissions and closing cost involved. These will need to be paid. Buying a house is best for those who will in place for a while, giving time for the house value to improve.

    2. Fix up your credit score
    For most people, buying a house requires getting a mortgage. Getting a mortgage requires having a good credit score. Prior to buying a house, review your credit report and be sure that all is correct. If you find any mistakes, have these sorted out before trying to get a mortgage. Do not buy large ticket items while you are trying to buy a home.

    3. Look for something affordable
    Buy a house costs equal to 2.5 times your yearly salary. Keep in mind; this is just a general rule. There are other factors you must consider, and this is just a rule of thumb. There are plenty of online calculators to give you a very precise idea of your costs.

    4. Even if you cannot put a 20% down (which is standard), do not worry
    Many lenders, both private and public, have mortgage plans that require a very small down payment (as low as 3.5 percent of the houses price sometimes).

    5. Look for a home in an area with good schools
    If you have children, this will be very important for their future. Even if you do not have children, living in area with good schools is important; reason being that it greatly increases the value of the home. This will benefit you when it comes time to sell again.

    6. Receive help from an expert
    Do not try to do it on your own. Have a good agent. That's where I come in!!! Even though people think they can do the whole process themselves, this is usually not true. An agent will make the job ten times easier on you.

    7. Know the difference between rate and points
    For those choosing a mortgage, they often have the choice of paying a part of the interest which is usually paid at closing, at the beginning. This will allow for them to have a lower interest rate. For those staying in a house for a long time (3 or more years), the points option is usually best, as it will save you money over time.

    8. Get pre-approved
    Getting pre-approved will make the house searching process much easier. You will know what you can afford and what you can't afford. Pre-approval is not the same as pre-qualification. Being pre-approved has to do with your income, debt, & credit history.

    9. Research before making an offer
    Look at the trend of sales in the neighborhood before making an offer on a home. If houses in the area selling for 7% less than their listing price, you should start off by bidding around 11% lower than the listed price. This is just an example. Your agent can give you a better idea of what a reasonable bid is for your situation.

    10. Have a home inspector visit the house
    Many people often forget to do this, and in the long run, find themselves having to spend a lot of money on house problems which were caused by the previous occupants. A home inspector will check for any problems that may require you to pay to repair in the long run, and usually a compromise will be made before you move in. Don't ever purchase a home without a home inspection!!

    Tips to Sale your Home Quickly!!

     Helpful tips to sell your home faster. It all adds up to a quick sale. Miss the details and miss the sale. First impressions always count when selling real estate, which is why it is a must to make your home shine. These are simple and basic things you can to do to sell your home but they are things you must do.

     Improve Curb Appeal

    Landscaping can make a powerful impact to curb appeal. With spring on the way, there are several easy things you can do to make your home appealing from the outside.

    1) Mow your yard with diagonal rows to make your yard appear larger.
    2) Edge the lawn along driveways and sidewalks. Details are important and this will show the buyer that you care.
    3) Transplant tulips or other spring flowers near the walkway or anywhere in the front. Use bright colors, especially yellow because it stimulates happiness. Consider container plants also in groups of three to five and place near the entrance.

    Stage your Home to Sale

    A home you are selling is totally different than a house you live in. It is a total different mind set. You have to look at and stage your house so that potential buyers can imagine themselves living in it. Remove extra furniture that clutters the space and arrange with maximum impact.     How to Chose the Right Move!!

    I have the great honor of working with new home buyers. It is exciting going through the home buying process with them. It can be very confusing and stressful. Because we are in a buyers market there are a lot of homes to chose from. (this is a great time to be a buyer in Dallas Fort Worth. (Go to why buy and Obama Stimulus Package for more information)To cut your stress down to size...MAKE A LIST!!!

    After you’ve made the decision to buy a home, it pays to prioritize your needs and wants. How do you go about making this investment?? Usually this is the largest purchase you will make? Where do you start.

    Make a list!! Write it down If there is more than one person making the decision then both people need to add to this list. It goes without saying that when you do this, you’ll consider standard home features, like number of bedrooms and bathrooms, square footage, living areas, kitchens, and outdoor amenities. That covers the basics of the house itself, but what about features of the neighborhood?

     

    School quality is the major factor for many buyers—particularly those with children. ( Coppell ISD is highly rated) Quality of the school and location. Is the school close to this home. Can Junior walk or bike to school? Where does the school bus stop??? Even people without children value good schools—they typically are one of the major factors in the home’s resale value. There are lots of ways to perform research, like visiting with school officials, talking with neighborhood residents, and using the Internet.     Of course, you want to feel safe in your new place, so again, talk to the neighbors and surf around on the Internet to check on various crime statistics for different zip codes.

     

    Other factors that you may consider important are amount of traffic and access to major roads; proximity, condition, and available amenities of parks; emergency and city services; entertainment options and local nightlife; proximity to major retail shopping, a large grocery store, or a hospital. You get the idea—whatever is important to you. That's where YOUR list comes in. YOUR list should have your wants, needs, gotta have it  reasons. There are so many reasons you may like or dislike a particular house or neighborhood. Having an idea of what you’re looking for is going to help you narrow your options and be a more educated consumer. Most people finally find a home that "feels" right. After looking at numerous homes we finally walk into one that "feels" right. It "feels" right because it fits the picture of "OUR" home we have in our mind. To clarify that picture write it down. Writing focuses us just like the lens of a camera. Without writing down your HOME WANTS you are walking thru these homes looking at a fuzzy picture.     There have been a mountain of articles written lately debating should you be buying real estate right now. The realtors are all saying yes it is and those others are saying no there is further to fall. What to do, what dio I do??? No one knows what will happen in the future. No one knows if the market has hit bottom. By the time you figure out where to bottom it is to late. There are still more waves of ARM resets to pass through the system that will hold appreciation levels low. If you are ready to buy and hold you will make money.

    Feds Cut Interest Rates, IRS and the Federal Tax Lien Block

    The Federal Reserve yesterday slashed its benchmark federal funds rate – the overnight rate at which banks lend to each other – from 1 percent to a target range of 0 percent to 0.25 percent, the lowest rate on record.

    In the last 15 months, the target federal funds rate has been cut 10 times. By dropping this key interest rate to almost nil, the U.S. central bank has exhausted what has historically been its most fundamental tool for managing the economy. With yesterday's announcement, the Fed has done all it can with ordinary rate cuts, and said that because of continuing weak economic conditions, it is likely to leave its key short-term lending rate at "exceptionally low" levels for "some time."

    Fed policymakers are now promising aggressive new initiatives to combat the country's deepening recession, vowing to use "all available tools" to shore up the U.S. economy and provide “sustainable economic growth.”

    The Internal Revenue Service (IRS)  announced an expedited process that will help prevent a federal tax lien block on the refinancing of mortgages or the sale of a home by financially distressed homeowners.

    If taxpayers are looking to refinance or sell a home and there is a federal tax lien filed, there are options, the IRS said in a press statement. Taxpayers or their representatives, such as their lenders, may request that the IRS make a tax lien subordinate to the claim by the lending institution that is refinancing or restructuring a loan. Or, under certain circumstances, taxpayers or their lender representatives can petition the IRS to fully dismiss its claim if the home is being sold for less than the amount of the mortgage lien, the IRS explained.

    The process to request a subordination or dismissal of a tax lien takes approximately 30 days after the submission of the completed application.

    Texas Has an Attitude

     

    Texans have an attitude too!  That is why we created 23,000 new jobs in October – the only state in the nation that created jobs, all other states lost jobs.  How is that for defying economic trends and forecasts?

     

    Texas also has the 15th largest economy in the world, just behind Canada at 12th place and Mexico at 14th place.  And with our economic growth we are expected to surpass Mexico with its 109 million people this year.

    Area Update...

    Carrollton

    • Castle Hills continues to exceed projections as the development moves north with new villages near the new 121 Tollway.  Also, Killian Middle School and Independence Elementary opened this year in north Castle Hills.  Other new subdivisions sprout along 121.
    • The new Carrollton (Green Line) Dart Rail is scheduled to open in December 2010.  The city plans major development in Old Town with brownstones, apartments, retail, etc.

    Coppell

    • Sprouts – the City Council on December 9th will consider approval of the request by Sprouts for their new store at the NW corner of Denton Tap & Sandy Lake.  The P&Z has already given approval and preliminary construction has already begun.  Also, the new Market Street Grocery and Center at Denton Tap & 121 Tollway opens in January.  Together these two stores will provide almost 600 new jobs.
    • Three new upscale housing subdivisions along Denton Tap Road with Toll Brothers and David Weekley are opening – price ranges $475,000 to $1.1 million.

    • Lucy Billingley’s new 10,000 home development is expected to begin as early as late 2009.  It will consist of multi-family, condos, townhomes, garden homes and single family.  The Coppell ISD has purchased 4 school sites – 2 elementary, 1 middle and 1 high school site for the development.

    Las Colinas

    • Hines Development has opened two new premier housing developments along Riverside Drive and builders are now selling beautiful home sites.   The neighborhoods are Riverside Village and the Lakes of Las Colinas and the streets are now in.  Approximately 700 homes will be built with a price range from $300,000 to $1 million.
    • CFB ISD has reserved a site for a new middle school along LBJ Freeway near Riverside Drive for La Villita Middle School.  Next to this site the school district has also reserved a site for its next football stadium to serve the district’s growing population in Irving and Coppell.
    • The Las Colinas Urban Center is exploding with new growth with the construction of the new Water Entertainment Center, the new Irving Convention center on Las Colinas Blvd (opens November 2010), 3 new hotels, and over 1,500 new condos and apartments, many constructed by Lucy Billingsley.
    • The new Dart Rail Line (Orange Line) opens December 2012 from Downtown Dallas to Las Colinas.  Acquisition of land has begun.

    Valley Ranch

    • Everest Heights Mall – the new South Asian Mall at LBJ & Bush Tollway is now under construction and scheduled to open in late 2009.  It will have 45 retail stores, a six screen theatre, concert hall and banquet facilities, fine dining restaurants, food court and Asian grocery facilities.  This will be the finest Asian mall in the nation and will provide up to 800 new jobs.  It will serve the over 100,000 South Asians that now live in the Dallas suburbs.  Please go to www.everestheights.com for a virtual tour of this exciting new mall.
