There
have been a mountain of articles written lately debating should you be
buying real estate right now. The realtors are all saying yes it is and
those others are saying no there is further to fall. What to do, what
dio I do??? No one knows what will happen in the future. No one knows
if the market has hit bottom. By the time you figure out where to
bottom it is to late. It's already on the way up!!! What you need to
figure out is ...is this a better time to be buying than it was in
2006. Starting in 2004 there were some pretty obvious signs that real
estate was incoming trouble.
* Prices jumping 25-30% or more in a year (Not Sustainable Growth)
* Rents not keeping up with home prices (Negative Cash Flow for investors)
* The home price to income ratio was out of line (Buyers could never afford the payments)
How do you know if now is a good time to buy?
1. Can you buy for less than your rent? If you are currently renting
for $1300/mo and you can buy the house down the street and have
mortgage payments of $1000/mo then you should be thinking about buying.
2. How stable is the area you are looking in to buy. If the area is stable and you can buy at a good price then do it!!
3. Are you going to keep the house for at least 3 to 5 years? Again I
am not psychic but looking at where prices are right now and past real
estate collapses, buying now is a waiting game. There are still more
waves of ARM resets to pass through the system that will hold
appreciation levels low. If you are ready to buy and hold you will make
money.
If you can answer yes to all three questions then yes now is a good time to be buying. It really is that simple.
